Wildfire Insurance in Colorado: What Homeowners Should Know

Wildfires are a growing concern across Colorado, especially along the Front Range and in mountain communities. Many homeowners are asking: Is my property still insurable? What are my options if coverage is denied or dropped?

I connected with Felipe Diaz with Front Range Insurance Services, an experienced property and casualty insurance professional, to discuss what’s changing—and what homeowners can do.    

“Wildfire risk continues to be a real pain point,” says Felipe. Some carriers are limiting or even pulling coverage in high-risk areas. But there’s a new option worth noting—the Colorado FAIR Plan.It will provide state-backed homeowners insurance but should only be considered if all other options have already been exhausted.

The Colorado FAIR Plan (Fair Access to Insurance Requirements) is now active. It's a last-resort insurance policy for those who can’t find coverage elsewhere. However, it’s important to know that this plan offers limited protection—it only offers depreciated, actual cash value coverage for a home, instead of full replacement cost, and ittypically doesn’t include liability or coverage for detached structures. It’s not a replacement for comprehensive homeowners insurance, but it may be a temporary solution.

Tips for Homeowners:

  • Create defensible space around your home by clearing brush and using fire-resistant materials.
  • Maintain a home inventory to support claims, if needed.
  • Consider a specialist broker who understands high-risk property markets.
